Pyramid section of Plaza del Mar Plaza Del Mar (Playas de Rosarito, Baja California, MX - 22710) Land Only
Best priced ocean front
Ocean front with the best views around, and priced the best! These lots are newly subdivided and are of an almost perfect size. The three ocean front lots range from 222 M2 to 251 M2 and the other is 280 M2. Each has right at 11.5 M of frontage to the ocean. Each priced the same as each has it’s special feature, with the smallest one probably being the best because of nothing blocking views to the north giving you the option to put windows all across the ocean, all across the north side and to the street side giving extra views and natural light.
Although the pyramid section is a bit run down at the present time, it is going to be something special once the hotel that is for sale, sells. It will transform the area, and make it arguably one of the best. Because of the current condition of the development, the owner has these priced to sell with the current state. However expect that someday hopefully soon, they will be worth much more.
There are also some new owners in here who are spending money to make it look better, cleaning up lots, and repainting areas as you enter. There will also be some new homes being built, 8 in total in the second and third row, so the appearance will continue to improve as will the cleanup of the community.
So long and short is you have a development needing TLC, which keeps the price down. But is starting to get the TLC, and could be or will be eventually be one of the best places to live. You cannot argue the coast views and the beach below is amazing. And you will not find any ocean front lots like these, in this area, of this size for under $200,000 like these. And NO HOA to pay, or rules to follow. Always a trade off!
The fourth lot in the second row is priced at $99,900 and also will have special views, unblocked looking north. And sits much higher than the ocean front lot in front of this lot so will look over the top of the home in front of it. It also is larger than most and priced well considering the size and views.
The question simply becomes is it worth the small risk of it remaining in the current state to own one of these lots that can be worth a significant amount more in the near future?
