One of the only if not only lot available in the newer subdivision of Punta Azul on the southern part of Rosarito. It is a very well done development, nice wide streets, all lots sloping to the ocean for views of the ocean and downtown, as well as southern coastal views. Many lots also give a good view of the mountains behind. The location is excellent as only a few minutes to the beach area with Papas and beer, and all the restaurants and shopping. They also completed the best tennis court complex in the area, one court equipped with stadium seating.

Punta Azul just completed the community club house with an amazing pool, complete with hot tubs. There are two fire pit areas, and plenty of room to layout to catch some west coast sun which we have in abundance. Inside is an adequate normal workout room with men’s and women’s steam rooms and saunas. It has an area to grill and a restaurant, with a billiards table. It also has a roof top terrace which is huge and can be used for private parties.

The lot itself is oversized at 253 M2 which is 2,723 sq ft. Most are 10 M across the front, this one 12 so an extra almost 7 feet which makes a difference. You are in the front row with this lot, which makes the views even better, and it has a road in front and a fireman access in the back, so you are not budding up to the neighbor behind. It also would give the option of a second parking area from above.

The location of the lot is good as well, about 1 block from the front gate and about the same to the community club house. With the tennis courts being by the front gate.
This community is not ocean front, but the location and views make up for it as does the quality of Punta Azul. It is such that there really are not many resells of lots in here, as of now this is the only one we know of. And because it is not ocean front the lot is affordable at $69,000, where most everything else is well over $100,000 these days of a similar quality development.

The price is excellent on this lot which is priced at $272/M2, where if the developer had any of these lots left (which they don’t in this section) it would be $400/M2. In their newer section they have lots going for $70,000 for a much smaller 160 M2 lot with only 6 Meters in front, half the frontage of this one and more expensive.
