Saying these lots have spectacular views, does not do this property justice, but words cannot. Most properties sitting this high up off the ocean are on the other side of the road, this one ocean front. They sit on a nice point where the views to both the south and the north coast are incredible, as is just looking out over the ocean. No need to worry about tsunami’s either as you are way above what a big wave could touch.
There are two lots, one shaped with more ocean front linear footage, the other a larger lot in size. Buy one or both? Your choice.
This section of Plaza del Mar is one of the original sections, never really built out to its potential. But the potential is huge to be the best one down here. There is no HOA so no fees, but the upkeep is lacking some and no security. Beach section of Plaza del Mar which is just south and accessible through the property is selling like hot cakes. The access is important as that is the easiest way to enter the beach below. There is also a path down to the beach close by this lot, but you need to be a little adventurous as it is a good hike down to a Stony area before you find the beach.
The house next door is one of the best homes I have seen down here, with an ocean front pool. Might be good to build one also or get to know this owner for pool parties. Either way it is always nice to have high end homes around you to bring property values up as well as just having a good neighbor who takes care of his property.
The location is really good as well, close to many excellent well known restaurants like La Fonda, Poco Cielo, Splash, a little further is Rubens and Puerto Nuevo. It is also centrally located as around 20 minutes south of Rosarito, 20 minutes to Valley de Guadalupe, 25 minutes to Ensenada. La Mission is almost walking distance, along with the excellent beach there. You can actually walk from the beach below to the big wide beach of La Mission, about a 2 mile walk.
It is priced very well also around $760/M2 which is very good, most in this area are $1,000 and more. Plus most ocean front lots are much smaller than this one. Not only is it 393 M2 or around 4,320 sq ft, but the Federal Zone is also extra-large giving you even more usable space, maybe for that pool?
The other big factor of this is the linear frontage. This lot has 21.5 Meters (about 70 feet). Where most are around 12.5 meters, some around 10 meters. This allows you to build your house in a way that every room can have an ocean view, where most lots force you to build with most of the home in the back without any views or even windows. This house will have the potential to have amazing natural lighting because of this. There are no restrictions on how high up you can build either, although no need to build to high as the size of the lot allows the home to be on one or two levels easily.
